Homebuyer Credit Extension

http://money.cnn.com/2010/06/30/news/economy/homebuyer_tax_credit/index.htm

Homebuyer credit extension heads to ObamaBy Tami Luhby, senior writerJune 30, 2010: 10:40 PM ETNEW YORK (CNNMoney.com)First-time homebuyers will have until Sept. 30 to close on their purchases and land an $8,000 tax credit under a bill passed by the Senate late Wednesday.

President Obama is expected to sign the bill, which was overwhelmingly approved by the House on Tuesday. The deadline had been June 30.

The bill doesn't help anyone currently shopping for a home. Buyers must have signed a contract by April 30 to qualify for the tax break. At issue is when the deal must be finalized.

Qualified existing homeowners also have until Sept. 30 to close on new homes and receive a tax credit of up to $6,500.

Congress has been trying to pass the extension for the last month, but it got caught up in Washington politics. Only when it was separated from a larger jobs bill did deficit-wary lawmakers sign off on it. The extension will only raise the deficit by $9 million.

An estimated 200,000 people have missed out on the tax credit because they wouldn't have been able to close by the end of business Wednesday. Many are trying to take advantage of short sales, which are complicated deals to complete.

The Senate approved the stand-alone homebuyers tax credit shortly after a failed attempt to advance a bill that combined the credit with an unemployment benefits extension.

Senate Majority Leader Harry Reid, D-Nev., said the chamber will take up the benefits bill again once a replacement for the late Senator Robert Byrd, D-W.Va., is named. Byrd, the longest serving member of Congress in history, died Monday at age 92.

Massachusetts Soldiers Legacy Fund

On June 28th and 30th Sara Mohsin interviewed Peter Trovato of the Massachusetts Soldiers Legacy Fund on the Mohsin Mortgage Program on WEZE Boston Radio. Mr. Trovato founded the Massachusetts Soldiers Legacy Fund in 2004 to raise money for educational assistance grants for the children of Massachusetts Service members who were killed while deployed on Operations Enduring and Iraqi Freedom. To date 62 children in Massachusetts are eligible to receive $40,000 for future tuition costs. Mr. Trovato was also featured on the Today Show and has helped raise over $3 million for the fund. Relay for Life Big Success

Thanks for everyone who joined us this weekend at the Relay for Life of South Fayette/Bridgeville. Everyone involved had a great time and we appreciate all donations. Thank you for your continued support of the American Cancer Society and we look forward to seeing everyone next year!

Discovering the Best Loan Type for You!

It is important for each person to find the loan that is best for their financial situation and circumstances. Mohsin Mortgage strives to help individuals find the right mortgage through 30-year fixed rate, 15-20 year fixed rate, one year adjustable rate and Veterans Affairs loans.

-30 Year Fixed Rate – Although a fixed rate mortgage will have higher interest rates it is more than worth the stability and certainty in budgeting the rate will provide over 30 years

-15 or 20 year Fixed Rate – A major advantage for a 15-20 year fixed or ARM mortgage will be the shorter duration of payments compared to the 30 year loan. The fixed rate will again provide more certainty compared to adjustable rate mortgages.

-1 year ARM – A one year arm is a strong option for recent college graduates. Lower salaries will be able to afford the low interest rates and as income increases you will be able to handle rising rates. Interest rate caps also exist to increase the predictability of fluctuations in rates.

-Veterans Affairs Loan – Qualified military personnel and veterans are able to receive mortgages of up to $417,000 with zero down payment that are guaranteed by The Department of Veterans Affairs. For Alaska, Hawaii, Guam, and the U.S. Virgin Islands VA loans can increase to $625,000.
